New Law Offers Hope to Homebuyer
There was no shortage of love and support for future San Gabriel Valley Habitat homeowner, Kiana when family and friends gathered in Baldwin Park on Saturday, Feb. 10th to work side-by-side building Kiana’s dream: a home of her own.

So, what’s next? New first-time homebuyer projects will include:
Bresee
The first SB9 lot split project is underway in Baldwin Park. This new law has enabled us to offer two first-time homebuyer opportunities on what was one lot (and is now two). The home that already existed on the front of the lot was rehabbed and will soon be purchased by our next SGV Habitat homebuyer. The garage at the back of the property is being converted into a single-family residence for our first household of 1, as we provide what would be considered a “starter home” to the underserved homebuyers “under 30 (Young Professionals).”
Angeleno
A four-plex is being built in Azusa, marking the first SGV Habitat new construction project in the city. These four houses will include first-time homebuyer opportunities for a Veteran and a very low-income household, in addition to offering an ADA compliant home.
Stewart
The first adaptive re-use project for our affiliate includes transforming a former church and school building into 16 opportunities for first-time homebuyers in the City of Baldwin Park. This is only possible through the partnership with Baldwin Park and the San Gabriel Presbytery.
El Sereno
SGV Habitat was among a small list of organizations that have been awarded the opportunity to re-shape the landscape of El Sereno as we rehabilitate several homes that have been sitting vacant for years, along what would have been the 710 corridor, and build new homes on at least 4 vacant lots.
Torch
This 12-unit development offering homeownership for first time homebuyers is estimated to begin in fall of 2024.
Lee
This future project in El Monte will offer opportunities for 4 families to achieve first time homeownership.
…and then there will also be a multitude of home repairs, a new ADU program, many workforce development partnerships and a need for thousands of volunteers to join us.
For Many in the San Gabriel Valley, what was once the American Dream is now the impossible dream.
In America, the average homeowner boasts a net worth that is a hundred times greater than that of a renter: $200,000 for homeowners compared with $2,000 for renters, according to the United States Census Bureau.
Today, those striving for the American Dream struggle under the burden of housing that pours 50% or more of their hard-earned income into monthly rent.
Thanks to you: who want the San Gabriel Valley and beyond to be a place where everyone can dream big in their affordable home. San Gabriel Valley Habitat will help build the many dreams of Habitat Families offering a range of homes, significant down payment assistance, and critical home repairs for 300 families.
