The Home in Need of Repair Must:
- be in our service area
- be currently owner-occupied for at least 5 years
- be a single-family home, manufactured home, condominium, townhome, or duplex (two units or less)
- be inhabitable without any un-permitted or illegal additions
The Homeowner Must
- be current with existing mortgage payments
- have an active homeowner’s insurance policy
- be up to date on property taxes

what are the income requirements?
You must earn at or below the income listed for your household size. These limits are based on the 2024 Los Angeles County gross (before taxes) annual income figures and are subject to change.

What is my household size?
Household size is determined by the number of people (children and adults) who live in your home full time. All adult household members will need to provide identification and income verification.
What do you mean by income eligible?
Each year both the United States Department of Housing and Urban Development (HUD) and the State of California provide estimates of median income for each county in California. To be income eligible for our program, your household must make at or below 80% of the area median income for your household size.
How do I determine my annual income?
Your annual income is a combination of your current gross income (from wages, SSI, self-employment, etc.,) and asset (checking, savings, retirement, etc.,) accounts.
What if I own additional property?
Owning additional property is allowed. You must provide the deed and mortgage for the property (or proof of no mortgage).
What if my home is in a trust?
If your home is in a trust, at least one of the owners has to be named on the trust and live in the home full-time.
What kind of homes qualify for home repair?
- Homes within our service area (see above).
- Property must be owner-occupied.
- Property must be Single Family Residence, manufactured home, condominium, townhouse, or duplex. Multifamily dwellings larger than two units (apartment buildings, triplex, etc.), homes used as income property or rental units, boats, and recreational vehicles (RVs) are not eligible.
- Property must be fit to live in. Repairs requiring a permit cannot be completed on homes with un-permitted or illegal additions.
How long does it take to process an application?
It usually takes 2 – 4 weeks to process an application. The exact processing time depends on the volume of applications we receive and if all the necessary documents are submitted with the application.
