San Gabriel Valley Habitat for Humanity (SGV Habitat) has partnered with 178 Euclid Investments LLC to sell three (3) affordable housing units in their new development (178 S. Euclid) in the City of Pasadena. These are designated as very low-income units and are available to income-eligible, first-time homebuyers.
42 new single family market rate condominium units and 1000 sq. ft. of commercial space in Pasadena’s historic playhouse district. This residential community offers residents 10ft ceilings, a common lounge, lush courtyard, and onsite parking.

This project has received financial assistance that ensures that homebuyers are sold homes at affordable sales prices. Homebuyers will spend approximately 30% of monthly total income on housing expenses. Housing expenses can include; principal mortgage amount and interest, property taxes, homeowners’ insurance, HOA fee, utility allowance, parking fees, and mortgage insurance (if applicable).
In exchange for the benefits of this assistance, there are some restrictions. If you want to sell the house during the term of your purchase agreement, the City of Pasadena will have the first right to re-purchase the property. Additionally, the property that you purchase must remain owner-occupied for the term of the mortgage. Meaning, you are not allowed to rent out your home. Additional loan terms may accompany this purchase.

Step 01
Screening
The screening process will be open from 5/27/2022 and anyone is welcome to submit an application. On 6/27/2022 this initial application period will close. All eligible pre-qualified applicants will be placed into groups based on local preference points per City policy, and then randomly assigned a processing order. SGV Habitat will then invite applicants in that order to submit full applications, including documents of verification.
Step 02
Qualification
Those invited to submit full applications should be prepared to submit all household income, asset and employment documentation. The application will include a credit check, landlord and employment verification, and additional required documents. SGV Habitat will continue to qualify eligible homebuyers until all units are filled. All three (3) units will be ready to purchase sometime late summer 2022. The number of qualified applicants may exceed unit availability.

Selection
Eligible applicants will be approved by the City of Pasadena and invited to purchase an affordable unit at the 178 S Euclid Project.
